If you allow someone to live with you, protect your property by using subclaims to separate your possessions from theirs.
How to do this you ask? There are some ways to protect yourself.
Dont share your claim at all, this is a given and the best way to protect your stuff.
Keep everything of value in your enderchest: Gold, iron, redstone, diamonds and emeralds as well as diamond armor, tools and elytras etc... When I was a player, I carried a silk touch diamond pickaxe on me at all times as well as an enderchest. If I needed my fortune pickaxe, I would place the enderchest down, get my fortune pick from it then use my silk pick to pick the enderchest back up.
Use subclaims to separate your chests from theirs. Never give them trust on your main claim, use subclaims for them at all times and do not allow them to access any of your chests.
If you have a large property create a subclaim for them so they can build their own home, thereby keeping their stuff completely separate from yours.
If anyone has other ways to protect your stuff from roommates feel free to post it here.

You could also just create 2 separate claims, 1 for you and one for your friend.

That isn't the same as saying "have 2 different claims". I mean like comepletely different ones. No trouble whatsoever.

I didn't know about subclaims for a while, would have been handy!

Enderchests with Silk touch pickaxes is one way, I always carry around a rainbow set of shulker boxes now; I would imagine a shulker box or two could come in handy and I know Roy sells them for 2DB each, it just depends on what your preference is, an enderchest would work just as well and could potentially be easier to get, it's just that you can store more stuff if you get a few shulker boxes,
